Wondering how much pressure washing services cost in Dallas, TX? Whether you are a homeowner or business owner, knowing the average cost can help you plan and avoid surprises. First, it helps to know what all you want cleaned. Whether it be your house – the actual exterior surface, your driveway, sidewalk, patio/porch, roof, gutters, retaining walls, deck, fence, or really any dirty exterior surface – it helps to know on the front-end not midway through or even after the fact. I’ll explain why below.
Most companies charge $0.15 to $0.40 per square foot depending on surface type, condition, and other service factors.
I would caution against any company that “charges per hour.” Even contracting the most honest of service providers, your incentives are not aligned. You should receive an actual quote/estimate with line items for each service (i.e. pressure washing, window cleaning, gutter cleaning, etc.) summing to a grand total. It is incumbent on the service provider to collect job information to provide a fair and detailed quote to the customer in a timely manner.
Factors that Affect Pricing:
1. Size of the Job
The larger the job, the more it will cost. More square footage = more time, labor, water, chemicals needed. For very large residential or even commercial jobs, discounts for the scale of the job may apply – it is not solely a positive linear relationship in terms of price per square foot.
2. Surface Condition
The level of dirtiness and stain type determine the solution necessary to clean the surface. Light surface mold on a driveway requires an entirely different solution than heavy oil staining at a gas station parking pad.
3. Surface Type and Location
Unique or delicate surfaces like wood, painted siding, bluestone, or shingles require different cleaning applications and equipment, thereby can cost more. Concrete is relatively quick and easy to clean compared to most surface types. The location of the surface matters. The higher a surface is, typically the more it will cost to clean it. This is in part due to proper insurance needs and also from equipment like a soft wash system to effectively clean a roof or multi-story house.
4. Water Access
One of the most common questions we receive is: do you use my water? The answer is Yes! To properly clean a driveway for example, we need to pre-rinse the area, run the surface clean over the driveway and rinse the lifted contaminants away. Each step requires water. Our pressure washer has a flow rate of 10 gpm (gallons per minute). We can cover a lot of ground quickly! Per Dallas City Hall, 100 gallons of water has a usage charge of $0.21. The cost to either haul external water in or refill off-site mid-job is typically not feasible for mid to large jobs. We can get away with our on-board tanks for a smaller patio, but for a driveway and larger water access is the most affordable and efficient option.
5. Frequency of Service
Customer loyalty and repeat business should be rewarded. Reasonable and fair discounts apply to customers that use our service on a frequent basis. For example, the pricing on a one-off patio cleaning at your favorite restaurant will cost one amount, but if we understand the restaurant would like for us to keep their patio clean on a quarterly basis, then the price will be lower! It is also easier for us to clean and takes less time as it is more in-line with maintenance than a first time clean. This article is for pressure washing but this factor applies to window cleaning and other services too.
6. Bundled Services
I mentioned it at the end of the first paragraph, but knowing what you want helps us put together a comprehensive quote. It will cost you less if you have your driveway, back patio and sidewalk cleaned in one job, rather than two separate jobs on separate days. You are always welcome to add items midway and we will happily update the quote. We may even make recommendations if we observe an opportunity to add value.
